This is greenfield or brownfield land which has the potential for development but needs additional promotion through the planning process and financial investment. Many clients are long term holders of land and to some, strategic will mean as little as being two years away from planning permission while others have land having prospects that are ten years or greater away.
We advise landowners and investors on the best way to promote such strategic land in order to unlock its potential and maximise its profitability throughout the UK. This could mean for example, exploiting a Council’s lack of five year land supply with an early planning application, the submission of representations in an evolving Local Plan or strategic hedge/tree planting to enhance the land’s development prospects.
